When you have a property coming to market, the right listing media can do more than show what the property looks like. Good photography helps buyers understand the space, while video, drone, 3D tours and floor plans give them additional ways to explore the property before they ever walk through the door.

Real Estate Photography
Professional interior and exterior photography is the foundation of most property listings. The goal isn’t simply to photograph the most attractive rooms or features. A good listing photo set should present the property at its best while also helping the viewer understand the home as a whole.
The photographs are selected and composed to create a visual progression through the property—typically beginning with the exterior and then taking the viewer through the front door and from space to space. This helps prospective buyers understand the layout, flow and relationship between rooms while still highlighting the property’s most appealing features.
That requires some judgment. Photographing every possible angle can make a listing repetitive, while photographing only the highlights can leave buyers without a clear understanding of the property. The goal is to find the right balance for each home.
How Many Listing Photos Are Included?
The appropriate number depends primarily on the size and layout of the property. As a general guide, our residential photography typically includes:
- Up to 2,000 sq. ft.: approximately 20–35 photos
- 2,001–3,000 sq. ft.: approximately 30–50 photos
- 3,001–4,000 sq. ft.: approximately 40–60 photos
- 4,001–5,000 sq. ft.: approximately 45–65 photos
- 5,001–6,000 sq. ft.: approximately 50–75 photos
- 6,001–7,000 sq. ft.: approximately 50–85 photos
- 7,001 sq. ft. and larger: approximately 50–100 photos
These are guidelines rather than a target that must be filled. The final selection is based on the property and the images needed to present it effectively.
Drone Photography & Video
Drone photography adds another perspective to a listing by showing the property in relation to its lot and surroundings. It can reveal things that are difficult or impossible to understand from ground-level photographs, including the size and shape of the property, the layout of a large backyard, pools and outdoor living areas, detached structures, long driveways, surrounding open space, and views.
Aerial photography can be particularly useful when the property’s setting is part of what makes it desirable. Homes with mountain, golf course, city or other significant views can benefit from showing what the property actually looks toward. For larger lots and properties with substantial outdoor features, an aerial view can help a prospective buyer understand the overall property in a way that a collection of ground-level photographs cannot.
What Should Drone Photos Show?
A useful aerial set usually includes a combination of:
- An overall view of the property showing the home, lot and immediate surroundings
- A view showing the property’s setting, such as mountains, golf course, city views, open space or nearby features
- A view of outdoor areas, including pools, patios, landscaping and other improvements
- A view showing the property’s overall layout, particularly for larger lots, acreage or properties with detached structures
The exact views depend on the property. The goal isn’t simply to photograph the house from above, but to use the aerial perspective to show information that ground-level photographs can’t.
Drone photography includes 4–10 aerial images and can be added to a listing photography order. Drone video can also be incorporated into a video walkthrough.
Our drone work is performed by an FAA-certified commercial drone pilot.
Video Walkthroughs
A real estate video, listing video or property walkthrough gives prospective buyers another way to experience a property beyond still photographs. Movement through the home can communicate the overall layout, flow and relationship between spaces while creating a more engaging presentation of the property.
Our videos are designed as short, engaging property presentations rather than a room-by-room recording of every part of the house. The emphasis is on the property’s most important features, overall flow and the details that make the home interesting to watch.
Video can also be valuable as an agent marketing tool. A new listing gives agents something visually interesting to share on social media, helping them showcase the property while also keeping their own name and activity in front of their audience.
Our video walkthroughs are approximately 1–3 minutes long and are available in both horizontal format for traditional listing use and vertical format for social media. An agent can also be included on camera for an introduction and/or closing, and drone footage can be incorporated into the video when appropriate.
Each video order includes an unbranded virtual tour link and the finished video file for uploading and sharing.
Twilight Photography & Virtual Twilight
Twilight photography is designed to showcase a property’s exterior after sunset, when interior and exterior lighting can create a completely different appearance. It can be particularly effective for homes with attractive outdoor living areas, pools, landscaping, architectural lighting or evening views.
Twilight Photography
Actual twilight photography is photographed on location at the appropriate time around sunset and typically includes 5–10 exterior images. The timing is important, so twilight photography is scheduled as a separate appointment.
Virtual Twilight
Virtual Twilight is a digital day-to-dusk alternative for properties where a separate twilight appointment isn’t necessary or practical. Selected daytime exterior photographs are professionally edited to create a twilight appearance.
Virtual Twilight typically includes 6–10 exterior images.
Matterport 3D Tours
A Matterport 3D tour lets prospective buyers explore a property virtually from numerous viewpoints rather than simply scrolling through photographs. Viewers can move through the property, examine spaces from different positions, view a dollhouse-style model and use built-in measurement tools.
Matterport tours can be shared by link, embedded on websites and used with listing and marketing platforms that support virtual tours.
We use the Matterport Pro3, which can also capture appropriate exterior areas such as patios, pool areas and backyards when exterior scanning is requested.
Zillow 3D Tour + Interactive Floor Plan
Zillow 3D Home provides an interactive way for prospective buyers to explore a property while also giving them an interactive floor plan showing the home’s layout.
The finished tour includes an unbranded link that can be entered into the MLS and shared through email, text, social media and other marketing channels. The tour can also appear as a virtual tour when the listing is distributed through Zillow and participating listing sites.
Floor Plans
Floor plans provide another way for prospective buyers to understand the layout of a property, including the arrangement and approximate dimensions of its rooms.
We offer several floor plan formats, including 2D black-and-white floor plans and 3D color floor plans with a corresponding 2D version. Detailed floor plans aligned with ANSI standards are also available.
Standard marketing floor plans use approximate measurements and are intended for marketing purposes rather than architectural, construction or design use.
Community & Amenity Photography
For properties where the surrounding amenities are an important part of the sale, additional photographs can be used to show more than the property itself.
Community photography can include amenities such as pools, clubhouses, fitness centers, recreation areas, parks and other features that help prospective buyers understand the lifestyle associated with the property.
What Listing Media Does Your Property Need?
There isn’t one combination of services that makes sense for every property, but good listing media should do more than document what a property contains. Its primary job is to make the property look appealing, create interest and get people to take the next step—whether that’s calling the agent, scheduling a showing or coming to see the property in person.
Professional photography provides the foundation for most listings. Drone photography, video, twilight photography, 3D tours, floor plans and community photography can each add useful information or presentation value when they make sense for the property. The right combination depends on the property, how it will be marketed and what you want prospective buyers to see before they arrive.
Listing media also represents the agent who puts the property on the market. The way a listing is presented can be part of how prospective clients, friends, neighbors and other agents perceive the agent’s marketing.
